  • Landscaping Update: Although we have been below 0 degree temperatures, we have not had major snow amounts so far this winter which has kept snow removal costs down. Hopefully we will get through the next couple of months without a lot of snow or ice. The Landscape Committee will be meeting with BrightView in the next couple of months. We will review plans to present to the Board for repair/replacement of irrigation systems and replacement of dead or missing shrubs and plants in 2018.

January 2018 Update!

  • Happy New Year! We hope you all had a good holiday season.
  • Just a reminder, assessment increase is effective January 1st. If you have not received your new payment book, contact Associa.
  • Christmas décor needs to be taken down by January 25th .
  • Driveways and sidewalks will be plowed after two inches, start time depending on the weather event. Most likely it will be towards the end of the snow to make it the most efficient. Please try to park in your garage to make it easier for our plows and street plows to clear that snow!
  • It’s winter, which means snow and ice! Please be careful when walking!
  • Please keep your heat running in the extreme cold temperatures to prevent freezing pipes. If you have a sink on an exterior wall consider keeping the cabinet open to increase heat flow.
  • The Riverview Development was approved by the Planning Commission on Thursday, December 21st . Next up is the vote by the City Council on Monday, January 15th at 7pm.

November 2017 Update!

  • Wednesday, November 8th meeting, 6:30pm, Warrenville Public Library. The Developer is moving forward with their Riverview West project south of our neighborhood on Ferry Road, and would like to meet with us to discuss their revised proposal. (They’ve revised their plans to address concerns expressed at the initial public hearing on this project and would like to share their plans and hear our feedback.) This is not a formal hearing, but a neighborhood meeting between us and the developer. Please come and listen to what they have to say!
  • Annual Meeting, Thursday, November 16th, 7pm, Warrenville City Hall. Come to hear about the budget and vote in elections for Board members for 2018. Please come, a quorum needs to be present or submit your proxies ahead of time!
  • Landscape update: BrightView has completed all shrub and low branch pruning.  Ash tree removal and replacement plus warranty replacement trees have been completed. They will finish turf aeration now that we have had some rain to soften the ground. Fall clean up, bed edging, winterize irrigation, applying fall pre-emergent weed application in beds and removing additional invasive aquatic plants in pond will be done in November.  Winter decor for entry area will also be installed in November. Snow reminder:  2” snowfall is required before driveways will be cleared by BrightView.  When putting out holiday decorations, do not place electrical cords on sidewalks where they could be in the way of snow blowers or shovel.  Hopefully we will have a winter like last year!
  • In preparation for winter, please empty and remove flower pots, remove and drain hoses, keep garage doors closed to prevent frozen pipes, and utilize garage parking so as not to interfere with snow removal. Thank you!

October 2017 Update!

  • The Playground Removal has been tabled until we have more legal information and/or options.
  • Landscape Update – Brightview has completed the pruning of all bushes and shrubs. The final bed edging is in process. The pond cleanup has been completed. The Ash tree removal and replacement on Torch has been completed. As for Cantera, the Ash tree removal and replacement is scheduled to begin the week of October 9. Twenty four trees will be removed and 16 replaced. The same amount is planned for 2018 at $32,000. The new front entry stones have been installed and irrigation heads were replaced. Fall flowers will be planted in the entry and also the median the week of October 2.
  • Property Committee Update – Fifty units were fixed with rotten wood this year. This fall, 32 units will have their fireplace vents replaced, and 22 buildings will have their North side power washed.
  • Remember, if you have big items to be thrown away, you need to contact Groot ahead of time!
  • There has been a lot of discussion about the hearing on the development of the 28 acre property to the southwest of the Cantera pond. Planned development includes about 60 three-story town homes and a 4 story building with 364 apartments. Retail space with a high-end grocery store are also planned. The Planning Commission has agreed to meet with Cantera Village to answer questions about this development. Please contact Associa if you are interested in attending this meeting! We will post the date/time/place for this meeting as soon as it is set.

September 2017 Update!

  • Next Cantera Board meeting is Thursday, September 28th at 7pm at Warrenville City Hall. Please join us!
  • We will have the final discussion/vote on tearing down the playground at this meeting.
  • A hearing on the development of the 28 acre property to the southwest of the Cantera pond is set for September 7th at the Village Hall. Planned development includes about 60 three story town homes and a 4 story building with 364 apartments. Retail space with a high end grocery store are also planned.
  • Landscaping: The stone walls and landscaping at the Winfield Road entrance will be replaced this month. This is work approved in November and included in our 2017 budget.
    Miscellaneous plant replacements will be taking place this month to fill in for plants that have died. This is also in our 2017 budget.
    23 ash trees affected by Emerald Ash Borer (EAB) on our property will be removed in September. We will be planting 20 trees in their place per our landscaping plan. This work is fully funded by our reserves. This is in addition to the trees removed on Torch Parkway. Replacement trees will be planted this month in all areas.
  • Property: The 2017 rotten wood project is complete. We are continuing our effort on Work Orders as they are received.
    We are planning on a concrete repair project this fall to capture several current concrete work orders.

August 2017 Update!

  • Landscaping Update: The selected reeds in the pond have been treated in order to kill them. Once dead, these reeds will be removed from the pond.
  • Property Committee Update: The rotten wood project is underway. If you have rotten wood at your unit, please call it in to Associa to make sure it is addressed this year.
  • Board Update: We are starting the 2018 operating budget process. The third party reviewer of the reserve account and projected expenses is expecting to have a draft report to the Board this month.
  • School is back in session this month, please watch out for kids and buses!

July 2017 Update!

  • Landscape Update: Brightview has completed the summer flowers at the entry way, shrub pruning, restoration work at two locations, arborvitae removal, pruning around the AC units, seeding repairs two times because of excess rain, and new mulch! Let’s allow our professional landscapers to beautify our neighborhood, no modifications please!
  • Property Committee Update: We are still working on reducing the number of open work orders! Rotten wood work will begin on over 50 units during the second week of July.
  • Welcome Committee: Come out and enjoy a Kane County Cougars game on Thursday, July 27 th at 6:30pm. $19 for ticket and included $10 in Ozzie bucks. It is also a thirsty Thursday night so beer will be $1. It’s Wayne’s World night, so the first 1500 guests will receive a Bobblehead! Give money to Sue Fox or Marsha Nolan.
  • The playground will be demolished soon because of liability issues.
  • Reminder to all residents: There is a no rental policy in this neighborhood. If you are found to be renting, the fine is $50 per day.
