October 2017 Update!

  • The Playground Removal has been tabled until we have more legal information and/or options.
  • Landscape Update – Brightview has completed the pruning of all bushes and shrubs. The final bed edging is in process. The pond cleanup has been completed. The Ash tree removal and replacement on Torch has been completed. As for Cantera, the Ash tree removal and replacement is scheduled to begin the week of October 9. Twenty four trees will be removed and 16 replaced. The same amount is planned for 2018 at $32,000. The new front entry stones have been installed and irrigation heads were replaced. Fall flowers will be planted in the entry and also the median the week of October 2.
  • Property Committee Update – Fifty units were fixed with rotten wood this year. This fall, 32 units will have their fireplace vents replaced, and 22 buildings will have their North side power washed.
  • Remember, if you have big items to be thrown away, you need to contact Groot ahead of time!
  • There has been a lot of discussion about the hearing on the development of the 28 acre property to the southwest of the Cantera pond. Planned development includes about 60 three-story town homes and a 4 story building with 364 apartments. Retail space with a high-end grocery store are also planned. The Planning Commission has agreed to meet with Cantera Village to answer questions about this development. Please contact Associa if you are interested in attending this meeting! We will post the date/time/place for this meeting as soon as it is set.

September 2017 Update!

  • Next Cantera Board meeting is Thursday, September 28th at 7pm at Warrenville City Hall. Please join us!
  • We will have the final discussion/vote on tearing down the playground at this meeting.
  • A hearing on the development of the 28 acre property to the southwest of the Cantera pond is set for September 7th at the Village Hall. Planned development includes about 60 three story town homes and a 4 story building with 364 apartments. Retail space with a high end grocery store are also planned.
  • Landscaping: The stone walls and landscaping at the Winfield Road entrance will be replaced this month. This is work approved in November and included in our 2017 budget.
    Miscellaneous plant replacements will be taking place this month to fill in for plants that have died. This is also in our 2017 budget.
    23 ash trees affected by Emerald Ash Borer (EAB) on our property will be removed in September. We will be planting 20 trees in their place per our landscaping plan. This work is fully funded by our reserves. This is in addition to the trees removed on Torch Parkway. Replacement trees will be planted this month in all areas.
  • Property: The 2017 rotten wood project is complete. We are continuing our effort on Work Orders as they are received.
    We are planning on a concrete repair project this fall to capture several current concrete work orders.

August 2017 Update!

  • Landscaping Update: The selected reeds in the pond have been treated in order to kill them. Once dead, these reeds will be removed from the pond.
  • Property Committee Update: The rotten wood project is underway. If you have rotten wood at your unit, please call it in to Associa to make sure it is addressed this year.
  • Board Update: We are starting the 2018 operating budget process. The third party reviewer of the reserve account and projected expenses is expecting to have a draft report to the Board this month.
  • School is back in session this month, please watch out for kids and buses!

July 2017 Update!

  • Landscape Update: Brightview has completed the summer flowers at the entry way, shrub pruning, restoration work at two locations, arborvitae removal, pruning around the AC units, seeding repairs two times because of excess rain, and new mulch! Let’s allow our professional landscapers to beautify our neighborhood, no modifications please!
  • Property Committee Update: We are still working on reducing the number of open work orders! Rotten wood work will begin on over 50 units during the second week of July.
  • Welcome Committee: Come out and enjoy a Kane County Cougars game on Thursday, July 27 th at 6:30pm. $19 for ticket and included $10 in Ozzie bucks. It is also a thirsty Thursday night so beer will be $1. It’s Wayne’s World night, so the first 1500 guests will receive a Bobblehead! Give money to Sue Fox or Marsha Nolan.
  • The playground will be demolished soon because of liability issues.
  • Reminder to all residents: There is a no rental policy in this neighborhood. If you are found to be renting, the fine is $50 per day.

June 2017 Update!

  • Garbage and Recycle: As detailed last month, we request that all homeowners adhere to the Association Rules and Regulations by not putting their garbage and recycle out before dusk on the evening preceding the day of collection.  We again appeal for garbage and recycle not to be left outside before 7am on the day of collection if the weather is windy and/or stormy. On Thursday May 18th garbage was blown across many areas of the subdivision due to stormy overnight weather. If there are trash and recyclables blowing around, please pick them up!
  • Landscaping Update: Budgeted Arborvitae replacement has been delayed due to wet weather and will start this month. Our front entryways will be dramatically improved!
  • Property Committee Update: The already budgeted rotten wood project has also been delayed because of all the rain and will be kicking off in June. Another focus for June? Completing old work orders!
  • Board Update: The complex reserve budget and project scope are being reviewed this month to ensure that we are tracking all appropriate project and our funding for those projects are in place.

May 2017 Update!

  • Landscape: With the promise of spring in the air, we would like to remind everyone that private plantings are generally discouraged; if planning is done, plantings may only be installed in original non–sodded areas adjacent to the building and not around trees and bushes located away from the building. Unit owners are responsible for the care and maintenance of any annual planting they install. Potted plants should be located so as not to interfere with landscape area maintenance. The landscape contractor shall not be held liable for any damage to bulbs, seeds, planting, or other items installed by the homeowner. Further landscaping and Planting Regulations can be found in Section 2.16 of the Cantera Village Condominium Association Rules and Regulations. We will be starting the arborvitae removal and replacement project shortly. Further details will be on the kiosks. Tree trimming has begun for the first third of the property.
  • Now that we are outside more, please continue to pick up dog waste!
  • Garbage: We’ve noticed that garbage and recycling cans are being left our earlier and earlier on the day before collection. Please refer to the Association Rules and Regulations: Garbage and recycling materials must be kept indoors at all times except on the days when collection takes place. Items may be left curbside no earlier than after dusk of the evening preceding the day of collection.
  • Paint name and number for outside white trim: Sherwin Williams Duration Exterior Acrylic Latex Satin Extra white. In case you noticed some chipping and wanted to touch them up.
  • Property Committee: The survey for the 2017 rotten wood project is complete and we will be starting rotten wood replacement in May.

April 2017 Update!

  • FYI: ComEd will be replacing, installing new, and abandoning old URD cables in several locations in the entire Cantera area. This work will start soon and be completed by the end of August.
  • If it rains, snows, or storms on a Wednesday night, please try to put your recycling and garbage out the next morning. This will allow snow plows to do their job and prevent trash from blowing around! Recycling is picked up around 7am, trash not until 1pm. Thank you!
  • Please pick up the dog poop!
  • Property committee update: We will be performing assessments of all buildings for rotten wood this month. Buildings selected for work in 2017 will be published in May.
  • Landscape committee update: Getting ready for 2017 work, the spring cleanup has begun and locations for arborvitae removal and tree trimming will be published as soon as approved by the Board.
